Make sure your agent follow instructions!  

I serve as a mentor in my current field and if I see the student can just follow some instructions and not flake out, I know they want to learn.  

I plan on turning it into a rental property, but first it needs a septic system and second I'm trying to decide whether to build a house, purchase a manufactured home, or rent out the space for trailer.

Don't put "No FHA..." in your listing -- it will scare off buyers and agents who don't understand your rationale for doing so...Simply list the house, and instruct your agent to have a discussion with any selling agents who want to show the it. 

When you buy a piece of furniture, the instruction booklet doesn't say "Step one: read all the instructions."

An electrician (who knows mobile homes) can tell you what kind of wiring is there.Post back the date of manufacture.

My background is in manufacturing,  20+ years now.  

I just follow instructions.

But i just figured out no banks will finance a manufactured home.

It's a 1960s stick built home and an almost brand new manufactured home (1340 sq ft, permitted) on one property.
