(I don't think people really know what Federal Bank Examiners do...be that as it may) And I'm not advocating cheating them, I'm advocating kepping your mouth shut, sticking to your guns as your right to conduct business, to structure your transactions to the letter of the law and in such a manner as there can be no claim made, or at least won't be successful.

Those, including yourself who I know for a fact that are experiencing the same thing seem to have their mouth shut regarding this.

I passed along your post to my agent and the first words out her mouth were "I couldn't agree more, your weakening your position"And just to clarify I've had access to the property and know exactly what the numbers are and what the property would sell for, but you just never know with appraisers some times.

The easiest and cheapest way that I've found is just through good old word of mouth and REIA meetings.

As to finding a reasonably priced and competent lawyer word of mouth is one of the best ways.

(This makes the tenant put their money where their mouth is)  However, this is the only time that you can force them to pay their rent (although to the court) the day of court. 

I'm currently in Contract with a 3 Family Brooklyn property so I'm putting my money where my mouth is again.Ryan is also correct.

Then again, maybe I should just keep my mouth shut!

In an ideal works one should take tenant surveys and see if your tenants are relatively happier than other tenants in the area.

I feel you are as confident as the words that come out of your mouth.
