I'm not going to go down that road and I don't think you'd win on the "I advertised my contract not the property" angle in a court of law. 

I think you are in a good position, the owner has a problem where he doesn't want to deal with a property, your role is to be problem solver and make it a win-win situation.

If you sue and win at trial, you get a piece of paper from the judge saying the defendant owes you money. 

Another contract is used for that component of the deal between the cash buyer and you for your assignment free, never be too greedy about your fees, keep good relationships and always go for win-win deals on all sides.

Business credit depends on good to excellent personal credit, comes with 0% interest to sweeten the deal and doesn’t report to your personal credit reports unless you default.
