Kind of wholesaling a house?

I'm needing advice... I have a friend who has inherited a good bit of money.  He is looking to sell his house in the next couple months and move.  He's not concerned with getting top dollar.  He said he would be willing to sell is for around $150k for sale by owner.  The house on Zillow is worth around $186k.  He acted like he didn't really want to deal with the hassle of selling it.  What would you guys suggest I do if you were me.  I'm thinking about asking him if I find a buyer for him and he get his $150k, will he be ok with me collecting whatever I can get for the house above and beyond that. The house has a pretty good paint job inside and out.  Could probably use new flooring. Do you guys have any suggestions?

@Chad Luke dont use Zillow as a real assessment of value. Make sure you know what comparable properties are selling for, and what renovations are necessary to get top dollar. The spread would have to be much larger than $150k over $185 to make a good wholesale deal. For instance, If the property is worth $185k, as an investor, I would probably pay $140k minus whatever rehab needed to be done.
