It does cause a dilemma for new folks because they end up having to couch surf between May 25 and June 1 while we work on their new apartment.  

I believe you are not able to evict a tenant unless you have just cause.

Just recently the tenant called me mentioning their daughter who apparently lost her own place has decided to move in and has basically overstayed her welcome causing a lot of issues for the elderly couple.

Stopping someone from having multiple wives and moving them into your house and causing you a financial burden are two different things.

How do you handle emergencies caused by the guest (flushing a beanie baby down the toilet, let's say)? 

- We have so many unsupervised young children that are causing havoc. 

Potentially causing a rather quick decrease in revenue as they are all operate in the same stream. 

For example, if you bought this replacement last month and are now selling, that could cause an issue because you didn't hold the property for long after the sale.
