Pay even more attention for freshly painted properties, with all new fixtures.  

I found that a lot of kids will list their parents as their previous landlord, especially Freshman or kids fresh out of the dorms.

Putting a stain layer on top of anything but a freshly and fully sanded floor is going to cause your finish to be less durable.
