What you have described is absolutely the worst type of property to own from a management perspective.

Showing the house with tenants is a mistake IMO.  

If you can calculate a range of possibilities and figure out how you would handle the absolute worst case scenario, and that's not too bad for you, then you go for it. 

If there are indeed mistakes in the court record, credit report or other records, then the tenant will need to see those get corrected as soon as possible.

Is not being able to add the  bells and whistles going to be a major   mistake?
