I don't see many tenants for vacant land other than someone wanting to store vehicles or other items that can be exposed to the elements.

With 250k to invest, you could do better than 3.25% in many vehicles with marginally more risk. 

There are alternate vehicles such as trusts that would work better in your case. 

I have previously called the city on tenants that have left inoperable vehicles on the property and they will usually tag it giving them 7-14 days to remove it or the city will have it towed.

Reminds me of my gentleman Jaguar salesman friend who, after a down payment on a vehicle, he apologized to the 'client' that the payments rounded to $980/month.
