It’s hard to fathom paying them but once there gone it will be stress off your back and you will be able to rent better tenants once there gone before you would actually get a ltb hearing.

This isn't 100% necessary, but definitely takes a lot of the confusion and stress away if the contractor is blindsided by the paperwork and bank draw process.

Advice worth what u pay for it of course :)You mention closets but there is only one not very illuminating photo, cleanly more feel for the size of the bedroom, if your buyer is first time in a house maybe stress that everything has been done so no maintenance or worries (wiring, heating system, roof) let them know it has all been done.
