Stress test it for the lender.

Was it unnecessarily stressful or are you looking forward to purchasing another property from abroad?

It’s hard to fathom paying them but once there gone it will be stress off your back and you will be able to rent better tenants once there gone before you would actually get a ltb hearing.

So if I can afford it and at the same time, somehow provide some relief in this stressful situation, I think a little generosity goes a long way.

I listed first week of October, had deposit in hand by 3rd week to hold unit, had first months rent and renters moving in on the 1st of November, with a long stressful nights 2 days before trying to get everything finished by noon on the 1st. 

It should take you 1-2 hours a month.Based on what you've shared, it sounds as if you stress over this a little too much and selling may be the appropriate step.

Its alot less stress not having to go too far north in Jersey. 

This isn't 100% necessary, but definitely takes a lot of the confusion and stress away if the contractor is blindsided by the paperwork and bank draw process. 

Advice worth what u pay for it of course :)You mention closets but there is only one not very illuminating photo, cleanly more feel for the size of the bedroom, if your buyer is first time in a house maybe stress that everything has been done so no maintenance or worries (wiring, heating system, roof) let them know it has all been done.
