I am a 34 years old and am looking to invest in my first property in the Bay Area in the the next 6 months to a year (working on improving my credit score first).

For reference, both of us have an excellent credit score and my husband renovates homes.

We are trying to rent a unit and we have interest from a couple in which the woman has a 790 credit score, makes good money and by all accounts would be an ideal tenant.  

Given your financial status, you may need a partner who has the funds and credit score to qualify for FHA loan.

The best way to improve your credit score is to pay the loans on time.

I make about 60k a year, credit score in the low 700s and that 20k is all I am willing to invest toward a property (and that includes any type of closing costs, appraisal, inspection, etc...).

From what I can tell the rents or accurate for the neighborhood which has a C crime rating and is in the Lawrence school district (some schools getting 8 or 9 out of 10 scores).
