I have $10,000 cash, a good credit score, where do I start REI?

Hi,

I need help how to start investing in real estate.  I need to know what steps to take.  I have taken positive steps to position myself to invest, but I don't know what to do next. 

I am a real estate agent and REALTOR. I have an excellent credit score. My score is currently 760.  

My goal and desire is to have cash flow sooner rather than later so I think wholesaling houses or flipping houses might be best for me.  Also, I love to see a house transformed into a desirable home.

I do want to do buy and hold, but I don't want to tie what little cash I have up with a long term investment.

I don't have a lot of cash to make a purchase and rehab a property, but I would think my credit could help me get the financing, but I'm not sure. I currently have about $10,000 cash.

Where should I start so that I can make the best of my resources and take some action steps.

Yea, why not try the BRRRR strategy? Then keep rotating it over and over again. That is what we do and we feel it is the most efficient use of capital. You may need to eventually take on a credit partner but you can cross that bridge when you get there.
