Many of those deal aren't deals, they are divorce settlements, transfers to family or trusts may be investors putting stuff in an llc.Sounds too like your Realtor just put you on the public side of the mls, solds are there but limited to mls members, a Realtor giving out access to the public would be in for it, doubt you'll have that much of a favor unless you marry them.Try courthouse records, multiple mortgagors are buyers with financing, grantees with no deed of trust are cash buyers.

Go down to the City, look at the record on the inspections and any notations, talk to them, ask them what it takes to get the final.

It does not however, wipe out code violations whether recorded or not, property taxes, govt assessments or HOA debts, again recorded ot not.I assume you mean buying at an actual foreclosure auction, where you're not buying the mortgage, you're buying the property.

deliver it in person, take a picture of the clock on your car clock and the front fo the house before you do it,,if possible take an audio recording of giving it to them,,,make sure the person is 18, and its better to give it to one of the tenant on the lease (at least that what I prefer doing)some people will never pick up the mail if something is certified
