Real estate has always been on my mind but I haven't really dove in to gain the knowledge of where to start. 

In general contributions into an entity do not trigger a taxable event.Doing it prior to sale leaves you open to issues of intent and holding period and the thought that you're somehow hiding gain somewhere in the entity transfer.  

You must research the benefits and potential downsides. 

Are there major things you would do differently of you we're starting over maybe the OP and others would benefit from hearing 

I guess I am a skeptic that thinks between the deductible and the claim fighting that I won't ever get any benefit from the insurance itself.

When we sell the property, how do we know the capital gains for the property.  

Can a wholesaler benefit from homes that got flooded.

According to Dave Ramsey put it in a mutual fund it should gain 12% but can fluctuate.
