Of course you will have your flipper fill out a seller's disclosure when listing the property, and there is a box on there to check - Aluminum Wiring Y/N....Last item - aluminum can be difficult to insure so could give a buyer pause.I think most retail buyer's won't have a clue about copper vs aluminum and a lot of agents won't either, so a lot will come down to how you present that on the back end.

The seller selected "Unknown" for everything in the sellers disclosure and the inspection will be tomorrow.

Hey Andrew, Geraci law firm is a great option for generating loan docs if you want to be on the safe side (state specific disclosures and deal specific contingencies).

So full disclosure I’m not the most tech savvy person but if something takes me more than 10 minutes and I’m still having trouble.  

@Daniel Raslin Hey Daniel, I would start with states that are disclosure (meaning they share property sales & data through public records).

The only restrictions are a disclosure 3 days before closing advising they can get an attorney or agent and forbidding the wholesaler from basically lying to anyone. 

Plus, he has zero recourse because he signed a full disclosure.
