As far as the number - we knew we wanted to price it around $1250, but one thing that I've noticed about Zillow (where most of our leads came from), is that on the map view the prices over $1k are rounded to the nearest hundred (so $1250 would be shown as $1.3k whereas $1249 would be shown as $1.2k on searches).

In California appraisers are licensed, I would think they can get you the exact answer your looking for.If I paid for it it's mine in my view and the first lender should release it to you.
