If you had your retirement funds in conventional stocks/bonds, diversified for age appropriate retiree, the recommend a higher proportion w/ age into the bonds making 3-5% APR and less in the stocks making 7-8% average over decades....then they say "it's safe to plan to live on 3-4% withdrawals"..... in any given year.

Has anyone here purchased a pre rehab home from a turnkey company and used their 'rehab crew', for a lack of better words, to get it rent ready (BRRRR)? 

A term of 3 years at 4% APR requring either buyout with them getting outside funding or a renewal of the terms. 

Finally, a "pre-existing relationship" is clearly defined.

I haven't ever been to Colorado but I know several people who love it there (my mom's good friend moved there for the skiing maybe 10-15 years ago and will never leave).

I am eager to learn and any advice is good advice to me so don't be afraid to bring the knowledge down to a pre-k level  per-say. 

Anyone have a pre made template, or website suggestions to have cards made?

They will likely have a pre-determined amount of "matching" contributions and likely have a pre-determined company that holds the 401(k) plan where you will be required to invest.
