New kitchen and bathrooms, new floors through-out, installed a central AC unit, updated electrical and plumbing, new landscaping, pool had to be resrufaced, new garage door, new windows all around, new doors, landscaping, new wider driveway, exterior/interior paint, painted the garage floor and concrete in the backyard and new appliances.My current deal is very similar.

I would also be willing to hire a contractor to just do the framing, and I can get the interior stuff done, like floors, and tile drywall etc.  

no clue here which colors to pick 2. interior walls - was looking in this forum for neutral grays for a smaller city row home with pine flooring on 1st floor and upstairs hall; gray carpeting in bedrooms. 

Expect then to have higher than normal wear and tear both interior and exterior.

I've got a couple flips where I'm planning on replacing all of the interior doors with pre-hung units since the existing jambs are pretty beat up (some kicked in)... but made me think to ask this question:If the jambs are in good shape, but the doors need to be replaced (say it's a style issue only) AND you'll be replacing the trim, do you go for pre-hung or slab in that case?

It needs minor work, change couple of interior doors and fix a hole in the wall.

When I buy a home I install a new HVAC unit, replace the roof and paint interior & exterior in the 30k budget.

Cleaning Fee should be covering not only your interior cleaning but if you have a yard that needs to be maintained you need to factor that into what you charge the guests.

The interior has been redone already and is nice.
