You did not interpret my post properly. 

This would be our first home/real estate purchase but we have a background in finance/accounting so coming into this with a proper mindset.

You can't caretake the property properly if the seller is not there and trusted you with getting it sold off-market if you just allow people to go when they want.

Properly is an app that shows (with photos) what housekeepers have done each cleaning.

How do I properly address these two issues without putting myself at an disadvantage.

Based on the layout of garage and the way it was built (old and not properly constructed) my general contractor says there is not a way to properly add a partition wall.

I know this is not a proper analysis, I’m working on that.

Can anyone point me to an example of such documents or provide the proper terms for the lender, borrower and title company?
