Hi JacquelineJoel made some good pointsI train agents in helping sellers selling " on terms  " verses for cash, you can have a listing agreement that includes ( if there's existing financing,)  lease purchase, Lease with option, wraparound mortgage, etc. if there's a free and clear house, seller can create a private first mortgage and create an interest investment for their retirementP.m. me if I can help you

Most of the folks I’ve dealt with are under trained, under paid and over whelmed.

They have a short training program that teaches you how to collect/use points and then they give recommendations on which cards are best for your goals.

my train of thought..... if i own a property cash, I should be able to get a HELOC on this property IF (big if) there is no closing cost. 

Of course, the call center in India is not trained to handle these kinds of problems - nor do they care.

It's a training center and the Army Finance Center, so you'll never run out out post civilians and military to rent to, they have (or had) limited post housing.
