Owner financing implications

Hello! Got a call from an investor who wants owner financing. She wants to place a full price offer and put down 10%. My client said no, but I have questions. What are the implications if the owner transfers title to the buyer and buyer skips out? How do you hold the buyer responsible and get the property back should the buyer not pay? Is it also true that the buyer gets a tax write off but the seller has responsibility for the taxes?
