I'm not intimately familiar with the Bond for Title rules, but it sounds as if the buyer will receive beneficial ownership of the property at the time of sale, while you retain bare legal title.

@Ashley Shearer I do feel that agents matter in the sense that I would want to work with an agent that is intimately familiar with insuring rental properties.

Really though, when we buy we are looking for good deals, so I am willing to buy either, whatever looks like the best deal at a given point in time.

ALL of them need major rehab.. so when buying those notes you must price them accordingly.. not that you could be pleasantly surprised.. that would be rare.
