Hey @Rick Novotny, you're going to have to dig deep, get plugged in and stay plugged in to find what you want here. 

You can get preapproved by a hard money lender without paying for an inspection, but yes, the lender can pull the plug after the inspection if something comes up. 

You did not pull the trigger when the market was at it's lowest, 2012, and now might have peaked 2019, you are kicking yourself in the butt, sorta like buyers remorse but opposite.

I recommend using the BP calculator and plug in some local deals with the amount of financing you can afford.

They have been good at only smoking outside the unit but not as good at making sure their butts get properly disposed of (but not super bad).Yesterday we had a fire at their unit. 

I just can't seem to get the same percentage the report generates regardless of how I plug the numbers in.
