We are having our contractor come out to view the properties with us and provide rehab estimates, but we are wondering is it also necessary to have an appraiser come out and help with the ARV or should I just run comps to come up with an estimated ARV (im a real estate broker)When analyzing your deals, whats your process?

I am analyzing creative ways to increase cashflow on the units through short term rentals (airbnb), or furnished units catered to traveling nurses.

I have been analyzing a multifamily property. 

If you knew all the things they know, if you did, it would take 15 minutes to analyze a "deal" and how much profit you and your buyer could make from it, and how much to sign the contract for. 

I am practicing using the deal analyzer, and my goal is to continue analyzing at least one potentially good deal each day. 1.

So at this point you're educated, you're comfortable analyzing deals, if you're still in the military then start investing.

After a day of analyzing the numbers, while also getting pricing on automated gates, kiosks, etc, I came back knowing the highest I could go was $520,000 so I started with $510,000.

I am basing the rents on some properties I have analyzed in Fairfield, although the one that originally based it on was put under contract by another buyer before I could get my offer in.I know some may say you can't just add units, but with the passing of SB-13 and a few new laws in California for 2020 this is now possible.Am I overlooking something?
