This is a pretty solid analysis, @Zach Brewer. As @Timothy Lewis pointed out, management and vacancy are low. $2k closing costs and 4% rate are probably optimistic. Shop around to your local banks and CUs.
Why would you only take out a $55k loan? You could probably do ~$65k and give yourself some money to kick start your next deal. You'll still cash flow and it's all profit for you.
