Based on what you wrote, this has nothing to do with the tenant and them not being home is not a reason to keep their deposit. 

If yes, who did you use for this service?  

Lenders will want to verify your income, debt, and credit whereas on a Hard Money loan, lenders will qualify you based on the deal itself and your experience.

Are they a pain to service compared to standard machines?

They're still trying to keep their machines at my four-plex saying that it's now month to month then saying that the previous owner suspended services so that time doesn't count, but won't provide any dates. 

I just don't trust that, especially coming from a loan officer.Appreciate any insight you can provide based on your experience or experience of your clients.
