I would like to purchase it though and make big improvements to it to make it more attractive and be able to raise the already below market rents on it.

I have no real intention of being an agent, as an investor, I just want access to the MLS in my area and to save a percent or two on commissions of our buying and selling.I am personally very interested in the commercial aspects of real estate and investing, and was wondering if I could be sponsored by a commercial brokerage, or if I would have to have a different license to do so. 

I'm hoping to improve on this.  

No legal access, no water, floodways, hazardous waste, or utilities a hundred miles away are just some of the things that can make the property have little or no value.

Plus, I think it would've provided me with an opportunity to really improve these properties for these people living there.

He informed me that He will have to hire someone to inspect the septic and pay if need to improve its capacity.

However, the Verizon rep did warn us that if internet service is slow in our area (which in general it is), that other households may also rely on LTE hotspots as their main internet source and this may slow down service all around :(  I guess this is a temp. solution until we get Comcast internet installed (or AT&T internet improves from a current snails-pace of 3 megabytes per second).
