Given that, how can I take advantage from a tax perspective of losses on passive activity from owning rental properties?

I'm very new to real estate and am excited to gain as much knowledge to apply it to this business.

I definitely would not use this model for my own personal gain.

I was able to share the knowledge I'd gained from BiggerPockets and he was impressed enough to say, "I have money to invest, but I'm scared about investing and I don't know enough about real estate. 

Good afternoon everyone , I am new to the Bigger pockets Community and I am looking to gain a new insight about investing in general .

My short term goal is to earn $4,250 a month in passive income within 3 years.

Then sell it before you leave and pay no Capitol gain taxes.

Also, would you suggest something better and still passive?

It takes a lot of practice, a lot of not responding right off the cuff when you have to deal with junk, but it does pay well if you can gain the respect of your tenants, and take care of their repairs whenever they call.
