various repairs have different returns some like a kitchen remodel get a lot of bang for their buck, others need to be done but don't add a ton of value like upgraded electrical.

Like any rental purchase, just make sure to do your neighborhood research, and I suggest being more hands on with the contractors that you hire if flipping in the beloit area.

Also, if you know of any bodies of works (books etc...) that would education one on building regulation that home inspectors place violations on such as electrical, construction, etc..., I would love to get my knowledge enhanced on that as well.

It is mostly materials and I won't need to use a GC as the electric and plumbing are all basically new.
