Newbie _ Goal Flip Properties _ Need Lenders - PG, Baltimore, MD

I just changed my strategy for getting in the arena of Real Estate Investing from buying and hold to flipping. I need lenders (i.e. Bankers, Private & Hard money lenders) names and contact information that will take a chance on newbies. In hopes to get lenders with great LTV percentages as everyone else. I have wholesaled before so I am not completely ignorant in knowledge. I have great credit and this will be the 1st property I purchase ever. Also, if you know of any bodies of works (books etc...) that would education one on building regulation that home inspectors place violations on such as electrical, construction, etc..., I would love to get my knowledge enhanced on that as well. All of your assistance is greatly appreciated. Thank in advance for your time and assistance.
