Doctor's office, restaurants, gyms, environmentally green dry cleaners, experiential type tenants,etc.Tenants where people can (drop and shop) and go order online for cheaper we avoid.

There are plenty of hobbies that are cheaper or free and if you want to make it in investing then that's a 24/7 gig.

hi @james @James Larson if you are planning to do a double closing you will need to close your A-B first with your own money or maybe use hard money or any kind of loan for the time you hold the property,  but I agree with @Jenifer Levini,  you need an attorney to write the contract, do not worry, paying a good attorney to take care of you from the beginning is cheaper that paying  him/her to do something after closing

Those use to be cheaper but are now getting very high.

I have sold owner financed acre lots in the past and it is often easier and cheaper than banks , We just used a closing company and agreed to terms and it is no where near the cost of dealing with banks.

Their fees may sound expensive, but they're much cheaper than making a MF investment mistake.

Its significantly cheaper.
