i am new to apartment complexes. I am interested in this 32 unit for cheap. the guy is out of town and seems very motivated. I dont even know where to begin with this. should i try and fix it and hold it, or look for a buyer? whatever the case, I need to first see if its a good property and if it make sense..

Please don't take this the wrong way, but you don't sound very educated about multi-family.   You don't appear to have a strategy, just a property for sale which may or may not be a profitable opportunity. Making mistakes on a 32 unit complex could be VERY expensive.    I'd recommend you get well-educated on how to analyze, acquire, finance, manage, and sell MF properties, and then look for deals which are aligned with your strategic objectives.  

In DFW, you have at least 2 great places to learn about MF and get mentoring support - Lifestyles Unlimited and Brad Sumrok.    Their fees may sound expensive, but they're much cheaper than making a MF investment mistake.
