I was wondering if anyone had any incite on San Tan Valley area?

Hi everyone,I'm considering a couple options 1) getting a tiny house on wheels in the backyard -- San Jose now can officially get it permitted -- then I'll just add a bathroom and shower in my garage for family use, thinking no need to permit this. or 2) converting my garage to JADU and get it permitted. 

It's not like downtown San Diego or Irvine but there's a good mix of manufacturing, professional services, health care jobs and even a blossoming tech scene.

A few months ago my sister who lives down the street (San Bernardino) sold her 2bed 1bath house, buyer paid 70,000 above asking. the Previous owners had added two bedrooms and a bath unpermitted.

They are headquartered in Santa Rosa with limited branches, one being in San Francisco.

I'm in San Jose.

For example I live in the San Francisco bay area, but I'm looking to invest in Sacramento, Bakersfield, Fresno or Modesto... which are all within 2-4 hours of my house.That way, I'm still close enough that if I need to check on the property in person its not as bad as a hassle as flying out of state.Just my two cents :-)
