Seeking advice for rental properties in Riverside, CA

Hello! I’m seeking advice from people who are familiar with the Murrieta/Temecula area in Riverside county. 

I'm looking to purchase my first rental property here and want to make sure the numbers work. Im looking at SFH with 6+ bedrooms and want to rent rooms out individually instead of renting the property as a whole.

Would anyone know if there a market for working professionals who would want to rent rooms instead of whole houses in this area? 

I looked on craigslist and couldn’t find many posts for people renting out rooms. Not sure if thats a good thing or not.

@James Hong the flaw in your plan is that there are no major job centers or universities in that area where renting a room would be most common, if someone is going to rent just a room they will do it close to their job not 40 minutes away.  People move to the suburbs to get more house for their money not less.
