Its a SFH, needing floor joist sistering and a full cosmetic rehab (LVP in main/carpet in bedrooms, paint, new cabinets etc etc). 

There are $1/psf floor tiles and $50/psf floor tiles.  

I'm guessing we'll throw about $15k into it for new windows/flooring/paint/landscaping/etc.

You spend hours or days looking at floor plans, checking out the neighborhood, and driving by to see if there are any other houses on the block that look like they're in worse shape than this one.

yes these already have fenced private small backyard  As the units them selve are small ( 600 sq ft each ) I am trying to extend the washer dryer with some shade and proper flooring instead of the washer dryer just out in the open with hookups .

Smaller multifamily properties are definitely going to be more time intensive, especially if you are self managing.Suggestions would be to get concrete on your goals and what exactly you want to do in real estate.

It's a 5 BR (3 up, 2 on first floor) house that needs work being sold by owner located in Oak Park, IL. 

General Contracting and Painting - he did a small demo job, build out an additional room, installed new flooring, painted exterior and interior. 

Granite countertops very nice flooring, all new paint, new siding.
