Single-family residence buy & hold investment.

Purchase price: $35,000
Cash invested: $21,500

arv 120-130k. rented at 960.

What made you interested in investing in this type of deal?

very familiar with the neighborhood, have other properties in neighborhood. Very small house. Saw a very easy place that I could fix up quickly

purchase property directly from owner for cash

house was almost a complete redo. Granite countertops very nice flooring, all new paint, new siding. All new Landscaping. Almost everything was pretty much touched except for the roof Believe it when I found out about a week later that it was all over an

always look for any type of fire damage, I discovered some later after I bought it. Under some drywall.
