Im planning on looking for a duplex to house hack in the Twin Cities, MN, and I was wondering if I should even bother looking into other loans?

My son and I finished up our projects in southern CA and relocated to Bend, OR. 

This would allow me to get into the house for almost nothing out of pocket if it works, but I am wondering if Fannie/Freddie guidelines disallow something like this.

I'm wondering if anybody has used their service and what's it like?

I was wondering if folks had insight on quotes for landlord insurance.

In order to do that I must organize my finances and wondered if anyone had a great excel spreadsheet they can recommend to begin creating and daily & monthly budget with the goal of maximizing my savings to have the funds for a down payment.

Must be flexible to do what ever needed ... and must be reliable and able to complete task from start to finish.

But I was transferred by my company overseas this year (just as I finished the remodel),but found great renters and a good price. 

I just wonder how do you guys find motivated seller or FSBO type of seller (no offense to real estate agent).
