For the time being, I mostly focus on wholesale deals, options and fast cash deals.I find junker homes, tax defalted, probate, distressed ect.. and put under contract to buy at a discount to sell to rehhaber/investor for a small or sometimes generous mark up.

When do the occupants move out in a wholesale deal?

A bird dog I know was also getting some heat from a wholesaler for sending him the addresses of each house with unmowed grass - as thats not a sufficient lead.After selecting a property, I look to see if it has sufficient equity and then mail to the owner of record, whether it owner-occ or abssentee owned.

If you want to wholesale properties I would use that in the name.

I am starting my investing carreer as a wholesaler, but would like to do fix and flip.

I'd recommend trying other acquisition methods (direct marketing, advertising, wholesalers, etc.) and see if that works better for you.
