Seniors Homes are on a 1 to 2 year wait list. 

To qualify rental income for mortgage  I will have to wait 2 years, in order to expedite process I am interested in co-signer options to acquire mortgage.  

How long will I have to wait to refinance, if that is even possible?

And don't even think about vacation rentals up there - believe they have 60 licenses city wide and a long waiting list....There are many people on here who manage and invest in Duluth who can chime in.

However tens of thousands of properties in the area have ground rents and they get financed and refinanced.

Hello, I was working with my Realtor and he found a place for me, I signed the lease put a 1st month deposit to hold the property and waited for the HOA approval.

If she sells in its current condition I'm estimating that she'll lose roughly 30k buy not being able to get the full value vs. keeping the house doing, some repairs and waiting to sell.I know there has to be a way to make this work.

I still can renegotiate with the seller, as my offer is contingent on the inspection and appraisal.Does anyone have advice that could help me decide whether I should go through with this deal, or back out of the deal and wait for something that needs less repairs?
