What about Alice? Evict her?

Have a property under contract and sold to a cash investor who will rehab, great guy sold him a few properties requires property be vacant to close.  Have a 76 year old Disabled lady living there with her two in and out of Jail Heroin addict Gangster (literally) Sons.  My question is what do I do with Alice?  Her Niece is selling the house, Alice has lived there rent free for 60 years. Has $900 a month income-never married. Seniors Homes are on a 1 to 2 year wait list.  Do I have the seller file to evict?  I am told Adult Protective Services can help in some way?  Anyone with any recent experience have any thoughts or solutions??
