Co- Signer for mortgage

Im looking for Co-Signer options for a mortgage.  I will be purchasing property cash and renovating it.  To get money back out to repay private lender I will be looking to mortgage property.  To qualify rental income for mortgage  I will have to wait 2 years, in order to expedite process I am interested in co-signer options to acquire mortgage.  Does anyone have advice or mortgages they have used for multifamily property with co-signer?
