If you could price at $347K with 1% less in commission the net would be the same as getting the 350K that she needs.It sounds like in the summer she might be looking at a short sale which will likely take even longer and damage her credit.If the buyer won't get to $350K or so on her own, you could try calling the agents for the showing that the property has had and see what they would be willing to offer

All properties in that desirable subdivision are estimated/recently sold at $330k and above.I am thinking of presenting the owner with a lease purchase option (not sure if this is the right name for the process) but basically my plan is to offer to purchase the property for $300k within the next 3 years but will lease the property in the meantime for a maximum of 36 months before exercising my option to purchase.
