Also, my three sons will work with him and I just found out I have a cousin who is a master handyman (does most everything) who lives a few miles from the house...all are in!

Quick background: I'm 34, live with my wife and 15-month old son in Frederick, MD.

She just wanted to help her son get a home.

I am looking at an investment property in San Diego and planning to have my son live there and house hack with roommates while he attends college.

The problem I run up against is that I will lose business to another turnkey company b/c investors are buying strictly by the #'s on a piece of paper and not looking at the product itself.  

Got a voicemail today from an elderly tenant's son-in-law saying after several hospital visits, they have moved her into an assisted living facility and she won;t be returning to her apartment.She just renewed her lease in Oct. of this year for a year.She is a sweet little old lady and we are sorry to have her leave but also understand why.It's winter here, and this will put us at 3 vacancies.

I just purchased a SFR in downtown Phoenix which my son will be living in and renting out two of the rooms to students.

Not sure if I can get into low 200’s on this one as this will be rental property only so I assume will need bigger down payment.

I'm quickly learning my son s/b carrying liability insurance and workers comp(no employee's I think so far) .
