Property w/ Underground Train Tunnel?

I am looking at an investment property in San Diego and planning to have my son live there and house hack with roommates while he attends college. However, I recently found out that there is a proposal that will put a train tunnel underground and the likely route (2 are in final consideration) will be very close, like a block away, from the property I'm interested in. 

Construction is set to begin in 2028 and completed by 2035 although they still need to find funding for the actual build. Residents have voiced concerns about where the vents will be placed and vibration from living on top of or near the tunnel. My plans would be to hold on to this property for the long haul, long after my kids use it for college housing and finally retire there in 10 years. 

I believe San Diego housing market is positive for long-term appreciation; however, how should I expect this potential underground train to affect value, resale, and in general, desirability for homes nearby (this is generally a sought-after coastal community with limited supply)?

Any thoughts from experts on this forum is much appreciated!
