Greyson county was the nearest county that received a "green" rating (using a relative scale from red to green colors... would translate to a 1-5 rating with 5 being best, or green).That piqued my interest at the time, but like you said, "surely there are deals close to me".

I'm rethinking my desire to hold a property in this area.So toward that end, I'm scaling back the renovations, and I'm thinking I may just turn around and sell.

I'm still working on if that is an assessed value last sold price recorded or a mixture of the two to arrive at a valuation.Zillow estimates the value of the home at 123,119 it is in a solid C neighborhood (possibly low B not 100% sure of the neighborhood grading scale still learning) It is in a neighborhood of other home that has a weber county parcel search value of 100k+ and Zillow value of 125k+It looks like a good candidate for a flip or the brrrr strategy.

So as I am beginning to scale my business.

I just happened to mention that to one of the tellers and the sales manager over heard and explained to me that it isn't HD that is giving you the discount but up to the manufacture. 

Especially with not a lot of money for a down payment.It is a 1 bedroom stick built house (20k repairs needed)Also a double wide 3/2 manufactured home.It is located in the county, on a R5 plot of land.It is a great deal and I believe I can get it at a good price, but financing has been shot down by every lender I've checked with.The lenders don't like the difference with the stick built and mobile home on the same parcel.Possible options I can do for financing?
