Easy to find money has a down payment and tough credit/income qualifications (bank money), and hard to find money has the best terms when it comes to down payment and 100% loans, etc.

Once your lender comes back with an approval amount ask them to send over the qualification letter, thats what agents want to see.

I sent him a pre-qualification, and he said no it needs to have the loan terms, etc. which the commercial lender won't offer without a contract!
