I was offered a deal, where I had to put up 200k, 50k for the land to build a "custom home" for 150k, and sell it for around 300k, in Oak point, which is near frisco and denton in far north dallas.

I almost bought land along Oak Creek a month ago, partly for the water rights. 

I'd like to get a 2-3 flat near where I live (Oak Park IL)I have cash can wait till winter & looking at maybe REO foreclosure, Fixer, util off. 

I put Crown Lake down (5.5mm) right over some rolled vinyl flooring that had chipped up.

Paint chipping would be an issue with an FHA appraisal if the house is older than 1978 due to lead paint scare.

I could have tuned it out of my head, taken the sale,  and let them deal however the chips may fall, if they did.....

Its on the border of Oak Park and Cicero.

A fellow investor has 2000 sq ft in one such building & shares it with several others & they all chip in for CAM.
