Best way to find a tenant for a warehouse/industrial space?

Hi guys, hope everyone is doing well. I have an investment property that is located in Decatur, AL and has 13,760 sq ft of space sitting on 3.36 acres. I am currently seeking a tenant for my property and have already posted my property on LoopNet. I am currently looking for other avenues/tools where I can market my property and find a long term tenant fast. Any ideas or methods would be highly appreciated!

@Remington Moore Check out Graham and Company in Huntsville. Industrial is one of their specialties and they are very knowledgeable in the Huntsville/Madison/Decatur/Athens markets. They have leased a few buildings for me in Madison. Let me know if I can help in any way!

So far our 3000 sqft commercial has always found a long term (7-10yrs) tenant

I find most your size are broken down into smaller units & rent quickly. A fellow investor has 2000 sq ft in one such building & shares it with several others & they all chip in for CAM.

Hi @Remington Moore, former industrial developer here.

Your best bet is the broker community.  You need a 'tenant rep' since they have a backlog of clients who will soon be on the market.  You will need to offer a brokers commission.

I would also reach out to the local Chambers of Commerce since they are in tune with their businesses.

Hello @Remington Moore! I invest in Decatur, AL too but only in SFH assets so far. I suggest reaching out to brokers that focuses in that specific area. One that I have seen on IG and during my trip there is Gateway Commercial. Best of Luck and keep me posted!
