Or a good one is buy a dozen $25 ones at the end of the year and give them to business associates as holiday gifts, write them off on your taxes and don't have to come out of pocket until June.

We currently self manage and send out cards with gift cards ($15 Subway this year) in our name.  

Plus occasionally provide a gift card or something else.

Do you show your tenant is special with Xmas gift of any kind?

The latter venture is going well; I have my first event booked in May, the second in August, and I have a local word of mouth market because I've given my work as gifts and donated it to local raffles already. 

We own in the Chicago suburbs and it definitely differs by the town/city.We also owned a rental in Baltimore (in the city proper) and some of the rules were pretty intricate and it seemed that while the resources were in place to support a remote landlord, there were plenty of challenges in doing so.
