I have an excellent day job that will afford me time to research and find properties (online) but i do not have any money for a down payment right now and am trying to dig out of CC debt right now that was necessary for me to buy my own new house and move.I gave my other house to my wife, we are amicable.

Working full time, finding properties, and putting in offers has been difficult for me.

I would just rather "pay" for my education in real estate in the form of split profits with a seasoned rehabber over writing a check to some guru in a banquet hall.

So, for me I remind them that I don't actually NEED their lease + money, I Just need someone's and I'll go with the one who can do it first and is approved as a quality tenant.

Interesting about that house in Cleveland as a double may just be right for me, but my heart is really pretty set on Lakewood (my old neighborhood) or somewhere close.
