Light to moderate smoke damage to walls/ceilings can many times be sealed over and painted, but of course it all depends on the extent of it and the amount of time and condition of the environment since the fire.

You could keep it as a rental, execute a 1031 of your own, or sell it with little or no tax burden.I know that was a wall of text, but this strategy is one that our investors use regularly to defer or avoid taxation when they want to get out of an old investment and into something more lucrative.Anyway, you have options!

the nature of the soil there is your foundation could be good one day.then you literally wake up next day and you have a shift and cracked foundation and walls and your doors won't close cabinets hang crooked your tenant is not happy.. may never happen but more than likely it will.. as stated every single property I financed there had money in the budget for foundations coping and wall repairs plumbing... waste line to the street those all get cracked and or leak when the soil moves..

The master bath we increased by moving walls in the existing hall/guest bathroom to accommodate a larger master shower and bathroom.
